Moving further into April and approaching the Easter break, we are seeing the market begin its usual seasonal shift. School holidays have officially kicked off this weekend, and with that, a softening in new stock coming to market - a trend we often observe at this time of year.
What has been notable, however, is how strong March turned out to be. It was, by all measures, a bumper month. The recent interest rate cut played its part, injecting renewed confidence into buyers who had been sitting on the sidelines. This, coupled with a tightening in supply, has pushed demand higher and, as a result, we are seeing prices begin to lift once again.
Looking ahead, the outlook is clear: listing volumes are likely to remain constrained through the holiday period, which is creating a sense of urgency among buyers - particularly those looking to secure a property before winter sets in.
For vendors, this is an opportunity. The combination of limited stock and motivated buyers is creating strong conditions for those ready to sell now. As always, timing and presentation remain key - but for the right home, the market is proving both competitive and responsive.
