It’s a sunny spring day in Melbourne when we meet Marshall White sales executive, Scarlett Hang, at a prestige home she is selling in Balwyn. The brand new five-bedroom French Provincial style residence, which was completed in June, features grandly proportioned spaces bathed in natural light. Designed and built with meticulous attention to detail, the home has already generated remarkable interest, particularly from Chinese buyers looking for a home in the sought-after Balwyn High School zone.

Scarlett, who is multilingual and is fluent in Mandarin, English and Cantonese, has an impressive network of international buyers, mostly from China, looking to buy in Boroondara where there is an excellent choice of public and private schools.

‘The network of buyers I am in contact with are willing to pay premium prices to be near the prestige schools so they can provide the best education for their children,’ says Scarlett.

Scarlett explains the enduring appeal of Boroondara to international buyers is also due to the diversity and convenience of the suburbs in the area.

‘There’s great shopping and cafes on Glenferrie Road as well as excellent public transport links,’ says Scarlett.

After work and on weekends, Scarlett’s favourite local spots to unwind and grab a bite to eat include Chinese restaurants, Colourful Yunnan and Jade Kew. Scarlett comments it’s the great food and exceptional service that have made them so popular with locals.

Approaching her ten-year milestone at Marshall White, Scarlett has been working in residential real estate for a decade, both in China and Australia. Previously she worked as a marketing director for a commercial real estate agency in Shen Zhen, China.

‘I always wanted to work in real estate, I enjoy meeting new people every day,’ says Scarlett.

Her extensive network of clients coupled with her first-class negotiation skills, has resulted in many stand out sales for Scarlett, such as the home at 3 Dryden Street, Canterbury.

‘We sold this Californian Bungalow just one week after it came onto the market. I was able to negotiate a price above reserve before the scheduled auction,’ says Scarlett.

Residing in a contemporary two-bedroom townhouse in Brighton East with her husband and daughter, Scarlett’s favourite space in her own home is the sun filled living room and attached balcony, where she enjoys relaxing with a book.

‘Our home is a sanctuary to take time out and enjoy being in each other’s company,’ says Scarlett.

Over the past twelve months, Scarlett has noticed significant changes in the real estate environment.

‘Obviously with the banking system under scrutiny, money is harder to get hold of and that affects real estate in a major way. For a while we were also noticing a definite lack of confidence from both buyers and sellers, but suddenly everyone is back, like someone has flipped a switch. It’s a really exciting time in real estate right now,’ says Scarlett.

Scarlett’s advice to buyers and sellers is simple and straight forward. ‘Real estate is a long-term game. It’s always a good time to get into the market.’
